Layan Verde Wins Two Honours at the 2026 PropertyGuru Thailand Property Awards

The recognition comes as competition continues to intensify across Phuket’s residential market and buyer expectations move beyond the apartment itself. The project was named Best Luxury Mixed Use Development (Phuket) and Best Ultra Luxury Condo Architectural Design (Phuket). The 2026 awards recognised 37 project winners across Thailand, with seven winning projects from Phuket collecting nine awards in total.

The recognition comes at a time of growing competition in Phuket’s residential market. In Bang Tao alone, VillaCarte Group was monitoring 54 off-plan projects from 30 developers in Q2 2026, up from 35 projects in September 2024. Layan Verde entered the pipeline around that time as a Premium and Luxury development. The upper end has expanded particularly quickly, with the number of Lux and Lux+ developments tracked in the area tripling from four to 12 over the same period.

Knight Frank has identified Phuket as one of the lifestyle destinations attracting international residential buyers. Its research points to strong demand for quality residences on the island and a residential market that has expanded rapidly, supported by the return of international mobility and growing interest in lifestyle-led luxury property.

The same research also points to growing demand for hospitality-led services, wellness, lifestyle experience, convenience and ease of ownership, alongside greater emphasis on privacy, a strong sense of place and qualities that are difficult to replicate. Knight Frank’s work on branded residences similarly highlights the growing influence of service, wellness and lifestyle-led placemaking on the wider prime residential market.

“During the PropertyGuru assessment, the judges showed particular interest in our partnership with Dusit International. That probably reflects the wider momentum around branded residences today. Dusit is genuinely a core part of Layan Verde, but I don’t think the recognition came down to one element alone,” said Vadym Bukhkalov, Founder of VillaCarte Group.

“We didn’t set out with that intention, but over time Layan Verde has quite naturally developed a distinctly Thai identity. It has grown through the people, partners and choices involved in creating it — from the way the project is being built and an architecture shaped by the landscape and the character of the place, to the hospitality experience we are creating with Dusit and the materials, furniture and craftsmanship of Thai makers.

We want to keep building on this identity and are now exploring further collaborations with leading Thai brands. Perhaps that is why Layan Verde has been able to develop such a distinct character without trying too hard to be different.”

Dusit International will operate more than half of Layan Verde’s 774 residences and one of its two five-star hotels, bringing hospitality-led service into the residential experience. Architecture by Dewan Architects + Engineers, led by Mohammed Adib, follows the site’s natural topography, with layered forms and façades largely wrapped in vertical greenery to preserve privacy and views.

Much of the experience is shaped outside the apartment itself.

Around 40% of the site is dedicated to infrastructure, shared spaces and landscaping. SHMA’s landscape includes more than 300 plant species and over 10 waterfalls, while more than 65 amenities span wellness, fitness, dining, work and social spaces.

Layan Verde is being developed in line with EDGE standards and is currently undergoing assessment, with interim calculations indicating approximately 38% energy savings, 30% water savings and a 34% reduction in embodied carbon against the EDGE baseline.

Responsible construction also extends beyond the project boundary. Layan Verde built a new stormwater collector along the adjacent municipal road and transferred it to the municipality; the system now also serves neighbouring developments. VillaCarte Group has also contributed to the access road to Layan Beach and a pedestrian pathway along the municipal road.

The project’s statutory Environmental Impact Assessment includes technical and expert review, mitigation and monitoring, as well as three rounds of consultation covering environmental and social considerations across the project lifecycle.
